So, it's 2011, a new year and plenty of opportunities we're sure to make some money and find fantastic investments.

Our view of 2011is that it'll be pretty much the same as 2010! - no great surprises, maybe a slight interest rate rise but we think this may happen towards the back end of the year if it does.

As with any market, good or bad, it will undoubtedly go through some slight undulations, November is usually a good month as are the months of April & May.

A low market is a positive for the property investor, it allows the time to gather stock and invest serious cash to make serious returns in the future. The property market will always come back, it wont be like this forever so our advice is to grab any opportunity while is lasts.

It is however getting increasingly difficult to source the right stock which is why we at Let's Invest area specific. The best sourcers need to know the area inside out as houses on the same street can vary massively. A comparable may look fantastic but internally it could differ massively.

Some property gurus are predicting another crash or a 'double dip' as they say. We can't really see this happening unless a surge of repossessions hit the market, which they possibly could. Generally,however, property owners are at the lowest point they can reduce to - otherwise they're just removing themselves from the market and sitting it out.

Good deals are everywhere - everything is cheap just don't be overly greedy or you could run the risk of sitting and waiting for the market to drop and drop again only to find that before you know it you've missed the boat!

Every investor however is looking for something slightly different as each person will usually have a slightly different exit strategy. Whether you simply want to invest for capital appreciation or you may want a steady income, both are achievable in the current market.

If income is the way you want to go then we would recommend that you concentrate on HMO properties or properties split into flats/bedsits.
